NOTICE OF SHERIFF 'S SALE
By virtue of a certified copy of an In Rem Summary Judgment and Decree
of Foreclosure granting judgment to Farm Credit Mid-America, FLCA
and Farm Credit Mid-America, PCA, directed to me from the Clerk of the
Circuit Court of Randolph County, Indiana, in Cause No. 68C01 -1703-MF000233, wherein Merchants Bank of Indiana was Plaintiff, Daniel A. Ward,
Sheri L. Ward, Farm Credit Mid-America, FLCA, Farm Credit Mid-America,
PCA, and Charles D. Moore, Jr. were Defendants; Farm Credit MidAmerica, FLCA and Farm Credit Mid-America, PCA were Counterclaimants
and Cross-Claim Plaintiffs, Merchants Bank of Indiana was CounterDefendant, and Daniel A. Ward and Sheri L. Ward were Cross-Claim
Defendants, requiring me to make the sum as provided for in said In Rem
Summary Judgment and Decree of Foreclosure with interest and costs, I
will expose at public sale to the highest bidder, on July 16, 2019, at 10:15
A.M. on said day, at the office of the Sheriff of Randolph County, Indiana,
155 East South Street the fee simple of the whole body of Real Estate in
Washington Township, Randolph County, Indiana:
The following described real estate situated in Randolph County, State of
Indiana, to-wit:
A part of the Southeast Quarter of Section 27, Township 19 North, Range
14 East, more particularly described as follows: Beginning at a point 180
feet North of the Southwest Corner of the Southeast Quarter of Section 27
along the West line of said Southeast Quarter; thence North along the West
line of said Southeast Quarter, 90 feet; thence East parallel with South line
of said Section 699.5 feet; thence South parallel with the West line of said
Southeast Quarter, 90 feet; thence West parallel with South line of said
Section, 130 feet; thence South parallel with West line of said Southeast
Quarter 180 feet; thence West along South line of said Section, 448.5
feet, thence North parallel with the West line of said Southeast Quarter,
180 feet; thence West parallel with the South line of said Section, 121 feet
to the place of beginning containing 3.298 acres more or less in the Civil
Township of Washington, County of Randolph, State of Indiana.
Excepting therefrom a tract legally described as follows:
Being a part of the Southeast Quarter of Section 27, Township 19 North,
Range 14 East, more particularly described as follows: Beginning at a point
180 feet North of the Southwest Corner of the Southeast Quarter of Section
27 along the West line of said Southeast Quarter; thence North along the
West line of said Southeast Quarter, 90 feet; thence East parallel with the
South line of said Section 121 feet; thence South parallel with West line of
said Southeast Quarter, 90 feet; thence West parallel with South line of said
Section 121 feet, to the place of beginning.
Excepting also therefrom a tract legally described as follows:
Beginning at a point One Thousand Nine Hundred Thirty-four (1934) feet
West of the Southeast Corner of the Southeast Quarter of Section 27,
Township 19 North, Range 14 East and One Hundred Eighty (180) feet
North of the Section line; running thence West One Hundred Thirty (130)
feet; thence North Ninety (90) feet; thence East One Hundred Thirty (130)
feet; thence South Ninety (90) feet to the place of beginning.
Excepting also therefrom a tract legally described as follows :
Being a part of the Southeast Quarter of Section 27, Township 19 North,
Range 14 East, in Washington Township, Randolph County, Indiana, and
being more particularly described as follows: Beginning at an iron rod set
on the South line of the Southeast Quarter of said Section 27, said iron rod
being 534.50 feet East of a marked stone found at the Southwest Corner
of said Southeast Quarter, and running thence from said beginning point,
North 00 degrees, 24 minutes and 05 seconds East, parallel to the West
line of said Southeast Quarter, 269.95 feet to an iron rod set; thence East,
parallel to said South line (assuming said South line runs East and West),
35.00 feet to a point; thence South 00 degrees, 24 minutes and 05 seconds
West 269.94 feet to a point on said South line, said point being 2063.58 feet
West of a brass plug at the Southeast Corner of said Southeast Quarter;
thence West, along said South line 35.00 feet to the place of beginning.
Containing an area of 0.217 acres.
Leaving, after said exceptions, 2.562 acres, more or less.
Commonly known as 1562 East 700 South, Lynn, Indiana 47355
Parcel No. 68-13-27-400-020.000-016.
Together with rents, issues, income, and profits thereof, said sale will be
made without relief from valuation or appraisement laws.
"Subject to all liens, encumbrances and easements of record not otherwise extinguished in the proceedings known as Cause No. 68C01-1703MF-000233 in the Circuit of the County of Randolph, Indiana."
